What Utah homeowners are actually dealing with
The species here is the arid-land subterranean termite. It lives in soil, needs moisture contact, and reaches wood through mud tubes it builds up foundations, through cracks in slabs, or through anywhere wood touches dirt. It is far slower than the Formosan termites that make headlines in the Gulf states — Utah damage develops over years, not months — but it's real, and it concentrates in older homes with wood framing near grade, buried form boards left by the original builder, and planter beds built up against siding. Drywood termites are not established here, and carpenter ants are frequently mistaken for termites.
Termite versus flying ant
Springtime swarms cause a lot of unnecessary panic, and the two are easy to tell apart once you know what to look at. Termite swarmers have a straight, thick waist, straight antennae, and four wings all the same length that fall off readily — piles of identical wings on a windowsill are the classic sign. Flying ants have a pinched waist, elbowed antennae, and front wings noticeably longer than the back pair. If you can, capture a few in a bag or take a sharp photo before they disappear; identification changes the recommendation completely.
Treatment options and what they cost
Liquid soil treatment creates a treated zone around the foundation, usually by trenching and, where there's a slab or porch, drilling and injecting. It's the fastest way to stop an active infestation and typically carries a multi-year warranty. Baiting systems place stations in the soil around the home; colonies take the bait back and are eliminated over months, and the stations are monitored on an ongoing annual contract. Baiting is less invasive and works well as long-term protection; liquid is generally the better answer when there's active feeding in the structure right now. Any credible bid includes a diagram of where the activity was found.
Prevention that costs nothing
Keep at least six inches of visible foundation between soil or bark and the siding. Don't build planter beds against the house. Move woodpiles, scrap lumber, and cardboard off the ground and away from walls. Fix leaking hose bibs, downspouts that dump against the foundation, and swamp cooler lines, because moisture is the prerequisite. If you're buying an older home on the east bench or in a mature valley neighborhood, a stand-alone termite inspection during your inspection period is cheap insurance.
